Advanced reservations are recommended; however, if space and staffing allow, we will accept same-day reservations. Please note that peak seasons usually fill well in advance.
To hold your room, payment is due at the time of booking via credit card or debit card.
We are a small business and may struggle to rebook your room based on the timing of your cancellation. We also incur charges from our credit card merchant service company that cannot be refunded.
Therefore, reservations canceled more than 30 days prior to check in will receive a full refund, minus a $45 change of reservation fee. Cancellations made 15-29 days prior to check in will be charged for the first night’s stay. Reservations canceled less than 15 days before your scheduled check in may be charged for the full reservation.
If we are able to rebook your room, we will provide a refund minus a $45 fee to cover the credit card merchant service fees.
We recognize that life throws us circumstances outside our control. We will work with you to find a solution including rescheduling, if possible.
Generally on weekdays, breakfast is served at 8:30 a.m. in the dining room on the first floor. On weekends, breakfast is served at 9:00 a.m.
You are welcome to enjoy breakfast in the dining room or outside on our screened porch or covered decks. For special needs, you may take your breakfast to your guest room.
If you rent the entire house, we welcome a discussion about your group’s activities and can alter the schedule for breakfast accordingly.
For example, if you have an 8:00 a.m. timed entry to the local state park trout stream, let us know!
We serve freshly made desserts each evening 6:30-8:30 p.m. If you’re out late, let us know and we’ll wrap up a serving for you to enjoy when you return to the Inn.
The state of Georgia determines which meals can be served at a bed and breakfast. by license, we are only allowed to serve breakfast and evening desserts. Coffee and bottled water are available all day.
Due to our license with Georgia, we cannot prepare food for events on-site. However, we can recommend top-notch local caterers and work smoothly to ensure an enjoyable event for you.
Yes, we ask that guests observe quiet times from 10:00 p.m.-7:00 a.m. as a courtesy to all guests. Special arrangements apply to groups who rent the entire house.
We are a nonsmoking Inn. Smoking, vaping, the use of smokeless tobacco, lighting candles and/or incense is strictly prohibited inside the Inn, on our decks, gazebo and wrap around porches.
Rooms are always cleaned between guests. During your stay, we want to give you maximum privacy so we do not enter your room unless requested. If you need fresh towels or linens during your stay, please let us know.
Yes, we provide free wifi throughout the Sautee Inn.
During holiday weekends and peak season (Sept. 1 – Nov. 15), we accept weekend reservations for a minimum of two nights.
Your room will be ready for a 3 p.m. check in, and we ask that guests check out by 11 a.m.

Yes, we provide free parking near the Inn for cars, bikes, bike trailers and most passenger vehicles. Our area is generally safe, but we recommend that you keep vehicle doors locked as we cannot be responsible for personal items left in your vehicle during your stay.
Please contact us if you’re traveling with small children. We are able to accommodate some guests with small children depending on occupancy and staffing.
ADA service animals are welcome with no additional fee. However, personal pets are limited to the Garden View Room and subject to a $35 cleaning fee and refundable security deposit of $200 collected at check in. Pets may not be left unattended in the guest room unless crated and for a short time, such as during breakfast. We ask that you clean up after your pet within the groomed areas of our grounds.
